AC Capitales SAFI undertakes tailor-made real-estate investment strategies that offer differentiated risk-return profiles, corresponding to different combinations of rent and project development investments.
Income rental investments are usually focused on corporate buildings, commercial properties or warehouse facilities. These investments typically generate stable and predictable cash flows through long-term lease contracts that provide for adequate protection against inflation.
These investments can be executed either by way of direct ownership of the investment funds managed by AC Capitales SAFI, if it is the case of ongoing, income yielding assets, or under association structures or project management contracts, if it is the case of development projects for sale, or rent, respectively.
AC Capitales SAFI has developed and consolidated a network of alliances and commercial relationships within the sector, which allows for access to the most important developers and providers of specialized services in the real-estate market.

Track record

Built-to-suit logistics center

In 2009, the fund acquired a plot of land for the implementation of a logistics center for future rental. The original value of the infrastructure investment was US$10 millions.

Shopping center development

The main investment corresponds to Ekimed (holding that owns shopping malls in Peruvian provinces). By the end of the fund’s six-year investment period, the GLA had gone from 12,000 m2 to 66,000m2, and the EBITDA from US$1.1 millions (2008) to US$7.1 millions (2014E). Land Bank of 143,000m2 to ensure support to future growth.
